Deductions from furnished rentals

In the absence of other evidence of rental costs, the amount that can be deducted for furnished rentals is

  • up to EUR 40 per month for furnished studio flats or rooms
  • up to EUR 60 per month for larger flats.

How much you can deduct is fully independent of how many people live there as your tenants. The tax-deduction covers all the usual expense items, such as furniture expenses and household appliance expenses – excluding fixture-type appliances – that concern the furnished space that you are renting out. In addition, you can deduct the maintenance charge, any repair expenses, and other expenses.

If evidence is provided of actual costs, the entire amount can be deducted. The cost of any household appliances or furniture purchased is deducted either as expenses during the year of purchase or on the basis of depreciation.
